This summer I was privileged again to mentor Portland State’s Master of Science in Real Estate students for their Capstone class, where they applied all they’ve learned to Albina Vision Trust’s proposed 10.2-acre redevelopment site (currently PPS headquarters), set to transform close-in East Portland. My talented student team:·Ida Kiros, Home Forward·Jenne Whittington, Cobalt Development·Tudor Bertea, JRMA Architects·Matt Rissi, Banner Bank·Pierce Cavallero, Break Bread PDXAt last night’s PSU/ULI competition, the students presented their proposal to AVT and a judging panel for a multiyear buildout delivering over 1,200 new housing units (affordable & market rate), retail and community uses, and extensive greenspace, with innovative development approaches including mass timber construction, crowdfunding, and large-scale public-private cooperation. The students’ winning “Coming Home Project” seeks to rebuild a vibrant Lower Albina neighborhood, once the core of Portland’s Black community.I couldn’t be more excited about the potential of the AVT site. As a fellow mentor this summer, the amount of work put forth by all three of the teams was amazing. I would also like to thank PSU and ULI for a wonderful event for the students to present their project as well as Albina Vision Trust for providing the site for the project.

    Planning approval secured ✅ Miller Goodall Ltd prepared the air quality ES Chapter and lighting impact assessment submissions.The northern facade of the building is opposite railway arches and the route along the northern facade provides a route to a nursery/residential block (staff entrance, and bin collection). An assessment of lighting impact to bats at the arches and ensuring a safe route for the neighbour (security, safety, comfort) was completed. The route, currently, is lit by street lighting spill and has a line of sight to the road, which will be lost once the building goes up. Sometimes, you don't need to overcomplicate a solution. Our lighting design provides several 'box' luminaires fixed to the facade. These have zero upward light spill (zero bat impact), provide a stylish finish and ensure the route feels safe and lit. Also providing the necessary lighting for CCTV.The building frontage will be lit by light from existing street lights. We also provided advice and a product should the Applicant wish to include an up/down light along the frontage. #lighting #planning

    Niche recently obtained approval for a new P-12 campus for Victory Christian College in Bendigo’s fastest developing growth corridor. With no existing structure plan for the area, but an identified need for provision of increased government and non-government school facilities, strategic planning is yet to catch up with growth already happening in the area.The school will provide for 1125 students and 130 staff in Epsom. The site previously had approval for 16 low density residential lots, with the eastern half of the site left vacant and difficult to develop due to flooding issues. The school campus resolves this issue by utilising that area for its outdoor recreational activities, ensuring the best possible outcome for this site.Niche provided a convincing strategic assessment that demonstrated that there are few appropriate locations for a future school in the Epsom area, and there is a site specific demand, need and viability for a school on the site. The site can be developed with minimum amenity impacts or loss of potential residential uses.This is the school’s second campus in Bendigo (and the second we assisted with), with stage 1 to commence soon!#schooldevelopment #bendigo #townplanning

    Bloomberg CityLab | Ryan Johnson’s Culdesac became an urbanist darling in the US for its project in Tempe, a built-from-scratch zero-driving development that is transforming a vacant lot near a light rail stop into the kind of dense and walkable neighborhood that advocates say could be a model for other places trying to shun American-style car-centricity.Designing on a site adjacent to a light rail station allowed Daniel Parolek and his team to sketch a space that wasn’t defined by streets. In a typical US residential project, roads take up about 30% of the built environment; removing them from Culdesac helped the designers achieve more dense housing while still setting aside 60% of the development for public space.The closeness of the structures, separated by eight-foot-wide passages called paseos rather than wide vehicular roadways, let the designers create what Parolek calls “fabric buildings.” Designers drew from the Greek islands and southern Italian villages, adobe structures from the Southwest, and the historic district of Barrio Viejo in Tucson, filled with boxy stucco structures that would inform the simple clusters of units spread across Culdesac.In addition to the human-scale design philosophy, one of the critical ingredients in Culdesac’s success has been its coordination with the Tempe planning department, which was willing to bend rules and requirements to accommodate the unusual project. In this case, everything from parking requirements and transit-oriented development overlays needed to be adjusted….
